**Finance Manager, GREF Portfolio Strategy, GREF FP&A - Arlington, VA** Drive strategic GREF decisions as a Finance Manager. Analyze real estate and global portfolio data, create financial models, and conduct scenario analyses. Collaborate with cross-functional teams, like Regional Portfolio Management and Transaction Management, to streamline processes and develop new tools. Proactive, adaptable self-starter required with strong financial analysis skills and a aptitude for ambiguity. Experience: 7+ years in finance roles, 3+ years in FP&A preferred. Excel proficiency and exposure to real estate portfolio management software (e.g., Argus, MRI) essential.
This position requires a proactive, highly motivated self-starting individual with an aptitude for financial analysis and modeling, who operates well in an ambiguous environment. This person will also be expected to take a leadership role in driving positive change by evaluating and streamlining existing regional and global operational processes. Additionally, the senior analyst will support development of new tools, reports and processes for the team.
Key job responsibilities
Financial Modeling & Analysis:
- Gathering, evaluating and validating real estate data, ensuring correctness and completeness
- Develop robust financial models to evaluate new business initiatives, investments, and strategic opportunities
- Conduct detailed scenario and sensitivity analyses to identify key financial drivers and assess potential risks and returns, specifically NPV, ROI and cash flow analyses to support the production of strategy papers
- Perform market research, industry benchmarking, and competitive analysis to inform financial assumptions
- Leverage data visualization tools to effectively communicate complex financial information to cross-functional stakeholders
- Analyze historical trends and market factors to build detailed financial projections, identifying key variances and trends
Financial Decision Support:
- Collaborate with corporate development, M&A, and other strategic teams to evaluate potential transactions, partnerships, and other initiatives
- Conduct thorough due diligence, valuation analysis, and transaction modeling to support investment and portfolio management decisions
Basic Qualifications
- Bachelor's degree in finance, accounting, business, economics, or a related analytical field (e.g., engineering, math, computer science)- 6+ years of building financial and operational reports/data sets that inform business decision-making experience
- 5+ years of leading cross-functional initiatives that drive financial performance and strategy experience
- 5+ years of dissecting financial data and identifying patterns that support business strategy experience
Preferred Qualifications
- 6+ years of identifying incomplete or inaccurate data, identifying the root cause and creating/implementing an escalation plan experience- 6+ years of solving complex business challenges by delivering accurate and timely financial models, analysis, and recommendations that have a proven impact on business (e.g., financial savings, operational improvements, or customer benefits) experience
- Experience working with large-scale data mining and reporting tools (examples: SQL, MS Access, Essbase, Cognos) and other financial systems (examples: Oracle, SAP, Lawson, JD Edwards)
- Experience delivering forecasting, budgeting, and variance analysis, and data interpretation of results
- 6+ years of participating in continuous improvement projects in your team to scale and improve controllership with measurable results experience

The base salary range for this position is listed below. Your Amazon package will include sign-on payments and restricted stock units (RSUs). Final compensation will be determined based on factors including experience, qualifications, and location.
